Building at Morven Estate

Morven Estate encourages residents to personalize their parcels and express their creativity while maintaining a visually appealing environment for the entire community.

These guidelines help preserve the overall appearance of the estate and ensure that neighboring parcels can be enjoyed by everyone.


Building Design

Residents are welcome to build homes, businesses, and other appropriate structures that match the intended purpose of their parcel.

When designing your parcel, please consider the surrounding environment and aim for builds that complement the overall character of the region.

Buildings that are intentionally disruptive or significantly out of place may require adjustment.


Landscaping

Landscaping is an important part of creating an attractive community.

Residents are encouraged to:

  • Decorate their parcels with trees, plants, and outdoor features.

  • Keep landscaping within their parcel boundaries.

  • Maintain a clean and organized appearance.

  • Avoid objects that extend into neighboring parcels.

A well-maintained parcel benefits both you and your neighbors.


Skyboxes

Skyboxes are permitted where appropriate.

To help preserve the appearance of the region:

  • Skyboxes should be placed at a reasonable altitude.

  • Ground-level structures should remain visually appropriate.

  • Floating objects that are visible from the ground should be avoided whenever possible.

Parcel Appearance

Residents are responsible for keeping their parcels reasonably maintained.

Please avoid:

  • Long-term unfinished projects.

  • Empty parcels left unused for extended periods.

  • Excessive clutter or unnecessary visual distractions.

  • Builds that significantly impact the appearance of neighboring parcels.

Temporary construction while actively building is completely acceptable.


Terraforming

Some parcels may allow limited terrain modification depending on the region.

Where terraforming is permitted:

  • Keep changes reasonable.

  • Avoid creating terrain that negatively affects neighboring parcels.

  • Follow any additional region-specific requirements.

Respecting Shared Spaces

Shared roads, waterways, beaches, and common areas are intended for everyone to enjoy.

Please do not place objects that block, damage, or interfere with these shared spaces unless specifically permitted.

If a build doesn't comply with estate guidelines, Morven Estate will usually contact you first.

Our goal is to work together with residents to resolve any issues through communication before further action becomes necessary.

Most situations can be resolved quickly with minor adjustments.
